Ali'i Place

This office tower features unobstructed floor space free of interior column elements for maximum office space flexibility. Constructed of a structural steel framed floor system and a structural steel framed perimeter system, both framing elements are further supported by a reinforced concrete central core. Aside from its “open space” floor framing design, a primary feature of this project is a reinforced concrete matt foundation that extends to the perimeter of the building measuring 30” to 60” thick. Its imported, tinted, pre-cast concrete facade provides a striking contrast to other downtown office buildings, the Ali'i Place office tower is rightly named after the Chiefs of Hawaiian Royalty.

AFFES Shopping Center (Camp Stanley, Korea)

Our long experience with the Army-Air Force Exchange Service (AFFES) has taken us beyond the borders of Hawaii. Located in Camp Stanle , Korea, this military base shopping center structure features over 10,700 Square Meters (~35,000 Square Feet) of retail and commercial space. Built on a sloping site, this structure features a steel framed roof supported by a concrete masonry perimeter wall and steel columns on a 9.75 Meter (~32’-0”) grid. Due to cold weather design conditions, the concrete foundation are embedded a minimum of 1.5 Meters (~5’-0”) below the finished grade. In keeping with our service and responsive nature, the engineer for this project made scheduled on site visits to assure conformance with the contractual documents.

Duty Free Shoppers (Waikiki)

Located in the heart of Waikiki , this extensive renovation project required the removal and demolition of major structural elements to be replaced by new elements in varying positions and strengths. Coordination was a paramount concern for both safety and attainment of project goals while the existing office tower above was occupied. The main entry area features a 24’-0” high by 8” wide concrete wall-beam supported on concrete wall-columns to allow the wide open requirements of the architectural design. The 2nd level existing interior concrete floor slab was partially demolished to form an arcade which provides two levels of retail space. New drilled piers, micro piles and grade beams needed to support new concrete columns and walls were carefully installed within the interior of the existing structure. In addition, new exterior reinforced concrete walls where also constructed to help support the new changes in load geometry. The alley way between this renovation and an existing building was enclosed and a cruise ship façade was structurally attached to the existing wall to feature additional retail spaces in the adjacent building.
